An enormous redevelopment project from Bedrock Detroit, and the company’s first residential project in Corktown, has officially opened.

Called The Assembly, the mixed-use building on Fort Street contains 32 apartment units, nearly 80,000 square feet of office space, and 7,814 square feet of ground-floor retail. According to Bedrock, The total development cost was $39 million and the project received $6 million in Historic Tax Credits.

Bedrock bought the building, formerly known as the Corktown Lofts, in 2016. The construction manager was Sachse Construction and McIntoch Poris lead architect.

The building offers one-, two-, and three-bedroom units on the fourth and fifth floors starting at $1,500 and ranging from 750 to 2,000 square feet. A three-bedroom penthouse with impressive views of downtown and 1,200-square-foot terrace might be one of the more expensive rentals in the city at $6,500 per month.

None of the apartments are reserved as “affordable,” but Jonathan Mueller, a project director at Bedrock noted that the company is still complying with the city’s Inclusionary Housing Ordinance. The development company recently opened The Alfred, a senior housing apartment building, and there will be affordable units at the renovated David Stott building downtown.

Sixty-thousand square feet of the office space has already been leased to Coyote Logistics on a 10-year agreement. A new parking deck is being constructed on the north side of the building that will add more ground-floor retail.

Built in 1913 as a dry goods industrial warehouse for the Edson, Moore & Company, elements of the building’s use are still intact. There’s the classic features of modern warehouse/loft living like exposed brick, piping, and reinforced concrete pillars. While new high-energy windows were installed, the arches and industrial character remains. Bedrock kept the water tower on the roof and built a high-ceilinged lobby on the fifth floor where the spiral staircase used to be.

The units themselves have a pretty modern look with stainless steel appliances, quartz kitchen countertops, hardwood floors. There are some spectacular views looking north and downtown from the units previewed in the media tour.

The building also offers several common spaces, including a fitness center, resident lounge with outdoor terrace and fire pit, and a common bike storage area.

The first tenants will move in July 1. Bedrock will be offered open houses for the apartment units at 1702 West Fort Street on June 6 and 7 from 11 a.m. to 1 p.m. and 5 to 7 p.m.
