Sachse Construction was hired to perform landlord work and lead tenant coordination for the International Market Place in Honolulu, Hawaii. The team partnered with the client to complete a variety of landlord projects throughout the mall, including Sugarfina, Tesla’s elevator, storage rooms, and multiple white-box spaces for future tenants.
Located on Kalakaua Avenue—ranked the fifth-best retail street in North America—the mall sits on a compact site in one of the most densely populated areas of Hawaii. Delivery access was limited to a single-lane road shared with a neighboring market, resulting in frequent traffic congestion. In addition, nearby hotels restricted loading dock access to 6:00 a.m. to 3:00 p.m., creating further logistical challenges for material deliveries.
Sachse Construction’s tenant coordination team proactively addressed these constraints by developing a custom scheduling system that allowed retailers to reserve delivery windows. The team closely monitored reservations to prevent overlap, maintain traffic flow, and ensure compliance with noise restrictions. To further streamline deliveries, Sachse coordinated with shipping companies to store materials in labeled holding containers at the ports until their scheduled delivery time. This approach kept trucks from backing up on the road and ensured materials were delivered directly to the correct stores.
Another major challenge involved turnover of the gross leasable area (GLA) from the base contractor, who was four months behind schedule. To prevent delays in tenant move-ins, Sachse’s tenant coordination team—drawing on its construction management expertise—reviewed the base contractor’s schedule and developed new plans and routes to accelerate turnover, enabling tenants to begin their buildouts on time.
Given tight move-in windows, the Sachse team also proactively ordered additional long-lead materials, including storefront components, Lexan glass windows, and water-source heat pumps. These items served as backup in case tenant materials arrived damaged or late. Recognizing the island’s strict licensing requirements and limited availability of skilled labor, the team also contracted additional plumbers, masons, carpenters, and electricians a month before opening to provide on-call support for tenants.
Through strategic planning, proactive problem-solving, and close coordination, Sachse Construction ensured every retailer successfully opened on time for the mall’s grand opening.
