In 2019, Plante Moran identified the need to consolidate multiple offices into a single location as part of its long-term commitment to uniting its team. After leasing 12 floors of Southfield’s 3000 Southfield Town Center, they began the process of selecting a Construction Manager. Their goal was to find the right team at the right fee—and, equally important, a partner whose values, vision, and goals aligned with their own. Sachse Construction was selected through a competitive process to join Plante Moran, its Owner’s Rep division, Plante Moran Cresa, and HED for architectural and engineering services.
Plante Moran chose Sachse Construction for several reasons, including our extensive experience in office tenant improvement projects and strong relationships with the Metro Detroit subcontractor community. Our team’s expertise and alignment with Plante Moran’s Core Values and Core Focus were also essential factors in the selection.
Spanning 12 floors and 142,000 square feet, the project began with collaborative work sessions that shaped what became one of the most significant free-address workstyle environments in the region. The onset of the COVID-19 pandemic added complexity, requiring the team to consider new factors, including social distancing, increased virtual conferencing, remote work, and heightened health and safety needs.
With a “do whatever it takes” mindset, Sachse Construction, the Owner, and the Architect quickly adapted to fully remote collaboration as most stakeholders were no longer working from or traveling to offices. Alignment, commitment, and clear communication became more critical than ever.
Construction involved the complete demolition of each floor to establish a clean white-box condition for tenant improvements. Throughout preconstruction, the Sachse team proactively identified and mitigated risks associated with pandemic-era challenges—including labor shortages, material availability issues, shipping delays, and subcontractor health and safety concerns. Managing materials and logistics for a project of this scale required strong leadership and coordination across the entire Sachse Construction team.
