Coordinating Long-Lead Time Materials
Sachse Construction managed the renovation of Federal Mogul’s new headquarters located in Southfield, Michigan. The project consisted of complete core work on each of the 10 floors. New walls and floors were installed, along with a new HVAC system, and both rough and finish carpentry. The project was completed on time and within budget.
The construction schedule for the Federal Mogul headquarters renovation was very compressed with the tenant requesting a short 16-week turnaround. Due to multiple custom finishes, there were significant lead times for materials, which affected the construction sequence. An unexpected fire alarm replacement required additional coordination to the schedule. Furthermore, the building sat vacant for three years prior to the start of construction, so various plumbing surprises were being uncovered.
Sachse Construction reorganized the construction sequence by maintaining constant communication with the architect and vendors to ensure custom finishes would arrive on time.
While the fire alarm system was being replaced, the ceilings were left open to accommodate the installation. During this time, the floors were replaced, carpeted, and tiled. When it was time to finish the construction of the ceiling, the project team created a protective barrier for the floor.
In the end, Sachse Construction delivered the new Federal Mogul headquarters with the quality and aesthetic standards expected by the client.
